This is Why People Move Here

I grew up floating the Deschutes River, hiking to Sparks Lake and spending summers exploring every trail system within an hour of Bend. The outdoor access here is not a marketing pitch. It is a way of life.

If you are thinking about moving to Central Oregon, the outdoor lifestyle is probably part of the reason. Here is what you are getting into.

Winter: Skiing and Snow Sports

Mt. Bachelor is 20 minutes from downtown Bend. Over 4,300 acres of skiable terrain, 12 lifts and consistent dry powder from November through May (sometimes June). Season passes are an investment, but if you ski 10+ days a year, the math works.

Cross-country skiing and snowshoeing trails are everywhere. Swampy Lakes, Dutchman Flat and Virginia Meissner Sno-Park offer groomed and backcountry options. The snow stays late into spring at higher elevations.

Spring: Trails Wake Up

Spring in Central Oregon is a transition season. Lower elevation trails dry out first. Phil's Trail system on Bend's west side is usually rideable by April. The Deschutes River Trail is an all-season option for running, walking and biking.

Spring is also prime time for fishing. The Deschutes, Crooked and Metolius rivers open up. Fly fishing here is world-class.

Summer: The Main Event

This is when Central Oregon shows everything it has. Temperatures in the 80s and 90s with low humidity. Long daylight hours.

The river is the centre of summer. Tubing from Riverbend Park to Drake Park is a Bend tradition. Kayaking, stand-up paddleboarding and swimming at the Deschutes, the lakes and the reservoirs.

Hiking options are endless. South Sister summit, Broken Top scramble, Green Lakes, Tumalo Falls, Todd Lake, Sparks Lake. You will not run out of trails in a lifetime here.

Mountain biking is a major draw. Bend's trail system includes Phil's, Whoops, Funner and dozens of other purpose-built mountain bike trails. The riding here is consistently ranked among the best in the country.

Fall: The Quiet Season

Fall is my favourite time of year here. The crowds thin out. The aspens turn gold along the rivers. Morning temperatures drop into the 30s and 40s, but afternoons stay warm and dry.

Hunting season is a big deal in Central Oregon. Elk, deer and bird hunting draw people from across the state. The national forests surrounding every community provide access.

Golf stays open well into October. Pronghorn, Crosswater, Widgi Creek and Sunriver courses offer spectacular settings.

How the Outdoors Affect Real Estate

Where you live determines your access. West side Bend puts you closest to Mt. Bachelor and the trail systems. Sunriver gives you immediate access to golf, biking and the SHARC aquatic centre. Redmond and Terrebonne put you at Smith Rock's doorstep. La Pine is surrounded by national forest.

I help buyers understand how geography connects to lifestyle. Your home is not a building. It is your base camp for everything Central Oregon offers.

If you want to talk about which community fits your outdoor lifestyle, give me a call. I live this stuff every week.
