What is the Beacon Report and why do you use it?
The Beacon Report is a monthly Central Oregon market analysis compiled by Donnie Montagner, a State Certified Residential Appraiser. The data comes straight from the MLS of Central Oregon with permission from the Cascades East Association of Realtors (CEAR). Use of the report is permitted for member brokers. I rely on Beacon because the numbers are appraiser-verified, consistent month over month and cover all seven Central Oregon service areas I serve.
How often does this market data update?
Monthly. Beacon publishes around the 8th of each month covering the prior month's closed sales. My site refreshes within 24 hours of Beacon's release. The data month column above each table tells you exactly which month the numbers reflect. If you are looking at March 2026 data, the close dates fall between March 1 and March 31, 2026.
What does months of inventory mean for buyers and sellers?
Months of inventory asks one question. How long would selling out every current listing take if no new homes came to market? Under 3 months favours sellers. 3 to 6 months is balanced. Over 6 months favours buyers. Bend at 3 months in March 2026 means sellers still hold a slight edge in most price bands.
Is Central Oregon a buyer or seller market right now?
Mixed by price band and area. Bend under $500K and most of Redmond favour sellers with inventory under 3 months. Bend over $800K favours buyers with longer days on market and more negotiating room. La Pine, Sisters and Prineville sit near balance at 5 to 7 months of inventory. The answer depends on where you are looking and what you are looking to spend. What does median days on market tell me as a buyer or seller?
Median days on market is the midpoint from listing date to accepted contract date. Half of homes sold faster, half sold slower. Low numbers (under 30 days) mean strong demand, less room to negotiate and fewer price reductions. Higher numbers (over 60 days) mean more negotiating room, more inspection requests and more common price cuts. Use median DOM alongside months of inventory to read the market accurately.
