What Makes a Great Neighbourhood

Every buyer defines "great" differently. Some want walkability to restaurants and shops. Others want acreage and quiet. Some prioritize school ratings. Others want ski access in under 20 minutes.

I grew up here. I have walked, biked and driven every corner of this town. Here is my honest take on the most popular neighbourhoods in Bend.

NW Crossing

NW Crossing is a master-planned community on the west side of Bend. Tree-lined streets, a community park, local shops and restaurants within walking distance. The neighbourhood has a village feel with easy access to Phil's Trail system for mountain biking and hiking.

Homes range from townhomes in the $500,000s to single-family homes north of $800,000. The draw here is walkability combined with outdoor access.

Old Bend / Downtown

The original heart of Bend. You are steps from Drake Park, Mirror Pond, the shops along Wall Street and the Deschutes River Trail. Older homes with character, many updated over the years. Smaller lots with mature trees.

Pricing varies widely. You will find everything from 1940s bungalows to fully renovated homes above $900,000. The location is tough to beat if you want to walk to dinner and be on the river trail in minutes.

Awbrey Butte

Elevated above downtown with panoramic views of the Cascades. Awbrey Butte is one of Bend's most established and sought-after neighbourhoods. Larger lots, custom homes and quiet streets.

Prices typically start in the $700,000s and go well above $1 million for view properties. The trade-off is a hillside drive to get downtown, but the views of Broken Top and the Three Sisters are tough to match.

Southeast Bend / The Old Farm District

Southeast Bend has seen tremendous growth over the past decade. The Old Farm District brought new restaurants, shops and a community gathering space. Good school access and more affordable pricing compared to the west side.

Homes here range from the $500,000s to the $700,000s. It is a strong option if you want newer construction, community amenities and a central location without the west side price tag.

River West / River Rim

Located along the Deschutes River on Bend's west side. Direct river trail access, established trees and a mix of older and newer homes. The neighbourhood feels settled and connected to the outdoors.

Pricing ranges from $600,000 to $900,000+. If river proximity matters to you, this is one of the top spots.

Shevlin / West Side Acreage

For those who want more space, the west side beyond Shevlin Park offers larger lots with Cascade views. Closer to Mt. Bachelor, surrounded by Ponderosa pines. This area attracts buyers who want privacy and natural surroundings.

Homes here start around $700,000 and go well above $1.5 million for larger estates.
